The tax sale is a public auction of properties that have a tax recovery notification on title as a result of unpaid property taxes or outstanding charges for more than one year.

The City of Edmonton, similar to any other municipality in Alberta, is able to recover unpaid property taxes by selling properties of “non-compliant” owners at a public auction.

 

If required, the City of Edmonton holds a tax sale auction in April of each year in Council Chambers at City Hall.

All properties are auctioned at fair market value, as determined by an independent appraisal of each property.

How to remove your property from a tax sale auction
Prior to the public auction of properties, the City follows an extensive notification process. Properties are only placed on the tax sale auction if they are in arrears of taxes for more than one year.

If your property is included on the public auction listing, you must pay the full outstanding balance on your property tax account before the auction date to be removed from the sale.

The City advises all property owners to pay property taxes on time to avoid paying late-payment penalties and having their property listed at the City’s tax sale auction.

How to purchase a property at a tax sale auction
Step 1. Review a list of properties available for sale at the upcoming auction.

A listing of properties is advertised in the Alberta Gazette on the last day in February.

The City starts listing properties in the 2016public auction listing in late March and continues to update the listing on a daily basis to remove properties that are no longer available for the tax sale auction.

The properties are also advertised in one weekend edition of the Edmonton Journal and Sun during the month of April.

Step 2. Review the notice of public sale of land and become familiar with the terms and conditions of sale.

Step 3. Review the public auction listing on the morning of the auction.

Ensure the property you are interested in has not been removed from the auction. If it is available, attend the auction to bid on the property.

At the auction, an auctioneer will explain the bidding process and the terms and conditions of the sale to all attendees and the City’s lawyer will be available to walk you through the legalities of the process if you are a successful bidder.
