Forgivable Grants for Major Repair in Sudbury

The governments of Canada and Ontario have allocated funding to the City of Greater Sudbury to provide loans to households who would like to make major repairs, including accessibility repairs, to their homes but cannot afford to do so.
Program Details

The assistance is in the form of a ten year interest free forgivable loan up to $20,000. However, the loan is repayable should the home be sold or program conditions are not met. If however your repairs are accessibility modifications, $5,000 of the loan is considered a grant and is not repayable.

Although this is a forgivable loan, the City of Greater Sudbury must be registered as a mortgagee on the property to secure the loan. The applicant will need to hire a lawyer to act on their behalf and register the mortgage.

Forgivable Grants for Sudbury Home Owners is designed to assist low to moderate income homeowners to do urgent repairs to their homes. The repairs must fall under the following categories:

  • Structural
  • Electrical
  • Plumbing
  • Heating and Energy Conservation
  • Accessibility for disabled (includes ramps and interior renovations)
  • Secondary Dwelling (additional approvals required)

Repairs of a cosmetic nature are not eligible for funding. Trailers and mobile homes on leased land are not eligible for funding under this program.

Forgivable Grants for Sudbury Home Owners Each homeowner seeking approval under this program must meet the following criteria at the time he/she applies for assistance:

  • The applicant must at least be 18 years of age and be a Canadian Citizen or Landed Immigrant. 
  • The applicant must own and reside in the house to be repaired.
  • The house must be located in the City of Greater Sudbury.
  • The applicant’s annual gross household income cannot exceed $85,200. For the purpose of this program, the household income of an applicant shall be deemed to include but not limited to

               (i) the applicant;

               (ii) any person with whom the applicant is living in a spousal relationship (including same beautiful relationship); and

               (iii) any person living in the home over the age of 18 not in full-time attendance in school.

The applicant’s request for assistance must be accompanied by two pieces of photo identification; a copy of birth certificate or citizenship documents of each homeowner; a copy of the 2016 Notice of Income Tax Assessment from CRA for each household member over 18 years of age; verification of current income for each household member over 18 years of age; and a copy of the 2016 Property Assessment Notice issued by MPAC.

Home Eligibility

To be considered eligible a home must meet the following requirements:

  • The value of the house cannot exceed $253,068 per 2016 MPAC Notice of Property Assessment,
  • The house must be your sole and principal residence,
  • You must have $20,000 in equity in the home,
  • The house cannot be encumbered by an existing 2nd mortgage or have liens against it, and
  • The house can be detached, semi-detached or freehold townhouse.
